Registry figures released July 7 list the median sale price for these downsizer purchases at $412,000, with 62 percent closing below $450,000. Average days on market for one-story homes in the two neighborhoods fell to 18, compared with 31 citywide. Inventory of homes built between 1975 and 1995 now stands at 41 units, down from 67 at the same date in 2025.
