Logan Square Home Prices: 14% Growth Outpaces Chicago Suburbs
Logan Square home prices jumped 14% through mid-2026, vastly outpacing nearby Avondale and Humboldt Park. Discover why buyers are migrating to this affordable Chicago neighborhood.
How we reported this
Logan Square recorded a 14 percent rise in median home sale prices through June 2026, outpacing Avondale by eight points and Humboldt Park by ten. Local brokers tracked 312 closed transactions in the neighborhood during that stretch, with 41 percent closing above asking price.
The timing aligns with continued migration from higher-cost pockets of Chicago. Buyers who once targeted Lincoln Park or Wicker Park now examine listings within a 15-minute Blue Line ride of the Loop. Inventory remains tight, with only 87 active listings at the start of July, down from 119 a year earlier.
Transit corridors and local anchors
Properties within two blocks of the Logan Square Blue Line station moved in an average of 19 days. The 606 trail entrance at Milwaukee Avenue and Spaulding Avenue continues to draw foot traffic that supports retail on the surrounding blocks. The Logan Square Farmers Market, held Saturdays at the intersection of Milwaukee and Kedzie, recorded 28 percent more vendor applications this spring than in 2025, signaling steady foot traffic that appeals to both residents and small-business owners.
Further east, the former Congress Theater site on Milwaukee Avenue reopened in March 2026 as a mixed-use venue with ground-floor retail. Two residential conversions within 400 feet of that address closed in May at $535,000 and $562,000, both above their April list prices.
Price data and buyer next steps
Redfin figures place the June 2026 median sale price at $478,000, compared with $419,000 in June 2025. Avondale’s median sat at $441,000 and Humboldt Park’s at $312,000 over the same period. Three-bedroom single-family homes along the 2200 block of North Sawyer Avenue averaged $625,000, still below comparable stock in Avondale’s 2800 block of West Diversey Avenue.
Buyers entering the market should review new listings posted before 10 a.m. on weekdays, when competition is lighter. Pre-approval letters from local lenders such as Wintrust have helped offers stand out in the past two months. Those targeting properties under $450,000 should focus on the western edge near the 606 trail, where three two-flats sold in June with rents covering 65 percent of carrying costs.
